Wychert walls need a good hat
Haddenham is one of the few places where wychert (or witchert) building survives in quantity. It's an earth wall made from a local subsoil of decayed limestone and clay, mixed with water and chopped straw, built up in layers on a plinth of rubble stones known locally as grumplings. Buckinghamshire Council's guidance puts it simply: an earth wall needs “good boots and a good hat”. The boots are the plinth. The hat is the roof or coping that keeps rain off the top.
That makes the roof of a wychert building more important than most. A leaking roof, a blocked gutter or a failed coping lets water into walls that can't tolerate it. Parts of Haddenham's conservation area mix slate, clay tile and thatched roofs and many of the village's buildings are listed.
Roofing work on Haddenham homes
- Like-for-like clay tile and slate repairs on period cottages.
- Gutters and downpipes that carry water well clear of wychert and older walls.
- Lead flashings to chimneys and abutments, pointed in lime mortar.
- Chimney repairs on older properties.
- Flat roofs, reroofs and roofline work on the village's newer homes.
Conservation areas and listed buildings in Haddenham
Haddenham's historic core has conservation area status and many wychert and timber-framed buildings are listed, including some wychert walls in their own right. Buckinghamshire Council handles consents. Like-for-like roof repairs normally don't need consent, but a change of material on a listed building does. Cement mortar and impermeable materials are a common cause of damage to wychert, so we use lime wherever our work meets historic walls.
Leadwork in Haddenham
Keeping water off wychert
On a wychert building the leadwork is part of the hat. Every chimney apron, abutment flashing and valley on the roof is there to stop water reaching walls made of earth. A split lead apron that would only cause a damp patch on a brick house can, on wychert, let water soak into the top of the wall and soften it.
That changes how we work in the village. We dress lead so it throws water clear of the wall face, keep drips and laps generous and point flashings in lime rather than cement, which would trap moisture. Gutters and downpipes get the same attention, because an overflowing gutter can do as much harm to wychert as a leaking roof.
On Haddenham's newer homes the lead is more ordinary, mostly flashings to porches, dormers and chimneys, but it's still bossed and dressed by our own team.

Roofing in Haddenham: common questions
Anything else, call Damien on 07803 473995 or send us a photo on WhatsApp.
Do you work on wychert buildings in Haddenham?
Yes. We repair roofs, chimneys, gutters and leadwork on wychert properties, using lime mortar where our work meets the walls and making sure water is carried well clear of them.
Can you match old tiles on a Haddenham cottage?
Usually. We use traditional clay tiles in matching colours or source reclaimed tiles for older roofs, so repairs blend in and suit the conservation area.
Do I need consent for roof repairs in Haddenham?
A repair in matching materials normally doesn't. On a listed wychert or timber-framed building, a change of roof material needs listed building consent from Buckinghamshire Council and in the conservation area some visible changes need planning permission. We'll tell you before work starts.
Do you clear gutters on wychert properties?
Yes. Clear gutters and downpipes matter more on wychert than on almost any other wall, because overflowing water soaks into the earth. We clear them, check the joints and make sure every downpipe discharges away from the wall.
