Aylesbury's roofs, district by district

Aylesbury is several towns in one and its roofs show it.

  • The Old Town around St Mary's Church is a conservation area of timber-framed, Georgian and Victorian buildings, many under steep plain clay tile roofs with decorative chimneys. Buckinghamshire Council adopted a new appraisal for the Aylesbury Conservation Area in 2026 and widened its boundary, which now takes in the canal basin, Albion Street and other historic streets.
  • Victorian and Edwardian terraces close to the centre are mostly slate, with lead valleys, bay roofs and shared chimney stacks.
  • Twentieth-century estates across the town are largely concrete interlocking tile, with flat-roofed porches, garages and extensions.
  • Newer developments, including Fairford Leys, Watermead, Buckingham Park, Berryfields and Kingsbrook, mostly use dry-fix ridges and verges and often plastic or GRP valley troughs in place of lead.

What Aylesbury roofs usually need

  • Loose dry verge caps and ridge fixings on newer estates, especially after winter storms.
  • Slipped slates on Victorian terraces where the original nails have corroded.
  • Failed lead valleys and bay roofs on period houses, often patched more than once.
  • Tired felt flat roofs on garages and extensions from the 1970s to the 1990s.
  • Chimney leaks where old chimney leadwork has been covered in sealant.

Old Town, listed buildings and consent

Planning and listed building consent in Aylesbury are handled by Buckinghamshire Council. Like-for-like roof repairs don't usually need consent, but changing the roof covering on a listed building can, as can some visible changes in the conservation area. If your home is in or near the Old Town, we'll check with you before any materials are ordered and match clay tiles, slate and lead to what's already there.

Leadwork in Aylesbury

Lead on Aylesbury's roofs, from St Mary's to the new estates

Lead has kept Aylesbury dry for centuries. The roofs of St Mary's Church in the Old Town are covered in lead and its lantern and spire, also finished in lead, were copied from a 17th-century design. Most of the lead we work on in the town is humbler but does the same job: valleys and bay roofs on the slate terraces near the centre, chimney aprons and back gutters on shared stacks and the soakers hidden under the clay tiles of older cottages.

On the newer estates, plastic or GRP valley troughs and clip-on flashings often stand in for lead. They work until they crack, lift or come loose in a storm. Where one fails we can replace it like for like or fit a proper lead valley or flashing that will outlast it by decades.

An Aylesbury roof is never far from our base in Bedgrove and every inspection comes with photos of what we find, so you can see the state of the lead for yourself before you decide anything.

What our customers say

The whole experience with Damien was 5*

Such a great guy who has an amazing team with genuine passion for what they do. The results of our full re-roof and lead work speak for themselves with a constant stream of neighbours in the street acknowledging the quality of workmanship whilst they were here.

Damien’s communication was so appreciated - from the minute we met, talking us through what was needed doing, explaining our options clearly - quoting us fairly, then keeping us updated on plans, juggling really difficult weather conditions without any stress and sending great photo updates throughout the process.

Couldn’t have wished for a better experience.

Thanks Damien, Martin, Sam and the whole team for everything. Absolute legends.

Roofing in Aylesbury: common questions

Anything else, call Damien on 07803 473995 or send us a photo on WhatsApp.

How quickly can you get to a roof in Aylesbury?

Because we're based in Bedgrove, Aylesbury jobs are usually the quickest we can reach. We respond to most enquiries the same day and prioritise emergencies such as storm damage and active leaks.

Do you work on new-build roofs in Aylesbury?

Yes. We repair dry verges, ridges, flashings and flat roofs on newer homes, including estates such as Berryfields, Kingsbrook and Fairford Leys. If your home is still under a new-build warranty, check with the developer first, as some defects are theirs to put right.

Do I need permission for roof work in Aylesbury Old Town?

Like-for-like repairs usually don't. Changing materials on a listed building needs listed building consent from Buckinghamshire Council and some changes in the conservation area need planning permission. We'll advise before work starts.

Which Aylesbury postcodes do you cover?
