Quick answer

Do you charge for a roof inspection?

No. Every enquiry gets a free, fully detailed roof inspection regardless of the size of the job. We photograph what we find so you can see it for yourself, explain what needs doing now and what can wait, then give you a written quote. If your roof does not need work, we will tell you that too.

When to book an inspection

  • A damp patch, stain or drip inside, however small.
  • Slipped, cracked or missing tiles or slates.
  • After a storm, even if nothing looks wrong from the ground.
  • Moss, blocked gutters or water spilling over the edge.
  • A flat roof that is blistering, cracking or holding water.
  • Before you plan an extension, a loft conversion or a new roof.

What we check

  • The covering: tiles or slates, ridges, hips and verges and how they are fixed.
  • The leadwork: flashings, valleys, aprons and chimney leadwork, where most leaks start.
  • Chimneys: pointing, flaunching, pots and the stack itself.
  • Flat roofs: the covering, edges, upstands and outlets.
  • The roofline: fascias, soffits, gutters and downpipes.
  • The loft, if we can: underlay, timbers and signs of damp.

We get up close, use drone photography where it helps and check the loft if we can. You see every photo.

What you get afterwards

You get the photos and a plain explanation of what we found. The written quote separates what needs doing now from what can safely wait, so you can plan. If the roof is sound, we say so.

For leaks, finding the true entry point matters more than the damp patch, which can be some distance away. That is why we look at the junctions first: flashings, valleys, chimneys and where tiles meet walls or dormers.

Is it really free?

Yes. The inspection and the written quote cost nothing and there is no obligation to go ahead. We would rather you understood your roof and came back when you are ready than paid for work you do not need.

Why our inspections are different

A quote given from the ground is a guess. We investigate properly before we quote, every time and we show you what we found. With more than 40 years in the trade and leadwork done in house, we know where roofs fail and what a proper repair looks like.

What our customers say

The whole experience with Damien was 5*

Such a great guy who has an amazing team with genuine passion for what they do. The results of our full re-roof and lead work speak for themselves with a constant stream of neighbours in the street acknowledging the quality of workmanship whilst they were here.

Damien’s communication was so appreciated - from the minute we met, talking us through what was needed doing, explaining our options clearly - quoting us fairly, then keeping us updated on plans, juggling really difficult weather conditions without any stress and sending great photo updates throughout the process.

Couldn’t have wished for a better experience.

Thanks Damien, Martin, Sam and the whole team for everything. Absolute legends.

I was really pleased with the excellent quality of work carried out. I would recommend the Mionlach team. They were professional, polite, timely and knew what they were doing. Thank you.

Free roof inspections: common questions

Anything else, call Damien on 07803 473995 or send us a photo on WhatsApp.

Is the roof inspection really free?

Yes. Every enquiry gets a free, fully detailed inspection regardless of the size of the job and there is no obligation to go ahead.

What do you photograph?

Everything that matters to the repair: the covering, the leadwork, chimneys, flat roofs and the roofline. You see every photo, so you can see the problem for yourself.

Do you use drones?

Where it helps, yes. A drone lets us photograph parts of the roof that are hard to reach safely and you see every photo.

What if my roof does not need any work?

Then we tell you. If something can safely wait, we say so and explain what to keep an eye on.
