Slate roof under repair with a ladder up from the scaffold

Quick answer

What causes most roof leaks?

Most roof leaks start at a junction, not in the middle of a slope: flashings, chimney leadwork, valleys and where tiles meet walls or dormers. Slipped or cracked tiles, failed ridge mortar and old, perished underlay come next. Finding the true entry point matters more than the damp patch, which can be some distance away.

Common repairs we carry out

  • Slipped, cracked or missing tiles and slates, replaced and matched to your roof.
  • Ridge and hip tiles re-bedded and mechanically fixed or replaced with a dry ridge system.
  • Verges where the mortar has fallen out or dry verge caps have worked loose.
  • Leaks at flashings, valleys and chimneys; see our leadwork pages.
  • Storm damage, made safe first and then properly repaired.
  • Underlay failures at the eaves, where old felt has rotted into the gutter.

How a repair works with us

  1. Get in touch by phone, WhatsApp photo or the contact form. We usually respond the same day.
  2. Detailed inspection. We get up close, use drone photography where it helps and check the loft if we can. You see every photo.
  3. Honest options. What needs doing now, what can wait and what it costs, in writing.
  4. Repair and report. We do the work, leave the site tidy every day and send you photos of the finished repair.

Repair or replace?

Most roofs can be repaired and we'll say so. A roof is usually worth repairing if the problem is local and the covering has years left in it. It's time to consider a new roof when tiles or slates are failing across the slopes, nails have rusted through (nail sickness) so slates slip faster than they can be refixed or the underlay has perished across the whole roof. When we recommend replacement, we show you the photographs that prove it.

BS 5534, the British Standard for slating and tiling, has required ridge and hip tiles to be mechanically fixed, not held by mortar alone, since 2015. When we rebuild a ridge, we fix it to the current standard.

What does a roof repair cost?

We don't publish a flat rate, because a slipped tile and a failed valley are very different jobs. The price depends on what is actually wrong, the roof covering, the height and access and whether scaffold is needed. Small repairs done from a ladder or roof ladder cost far less than work needing a full scaffold. After a free inspection you get a clear, written quote with no obligation.

Small jobs, same care

Many of our customers first found us through a small repair. We treat a single slipped tile with the same care as a full reroof and we won't sell you work you don't need.

Roof repairs: common questions

Anything else, call Damien on 07803 473995 or send us a photo on WhatsApp.

Do you offer emergency roof repairs?

Yes. We prioritise them. For storm damage or a sudden leak, call 07803 473995. We make the roof safe as quickly as we can, then follow up with a proper repair plan and clear pricing.

Will my home insurance cover the roof repair?

Storm damage is often covered; wear and tear usually isn't. Insurers generally want photos and a written account of the cause. Our inspections are photographed as standard and we can provide a report to support your claim.

Can you match my existing tiles or slates?

In most cases, yes. Many profiles are still made and for older or discontinued tiles we source reclaimed matches. On conservation area and listed properties, matching the original is especially important.

Why is my ceiling damp when the roof looks fine?

Water often travels along rafters or underlay before it shows, so the damp patch can be well away from the entry point. Condensation in a poorly ventilated loft can also look like a leak. We check the roof and the loft to find the true cause.

How quickly can you repair my roof?

Emergency make-safe work is prioritised. For planned repairs, we give you a date when we send the quote and we turn up when we say we will.
