From village cottages to new estates
Stoke Mandeville is known around the world as the birthplace of the Paralympic movement: Sir Ludwig Guttmann held the first Stoke Mandeville Games at the hospital in 1948. The village has grown a great deal since and its roofs range from older brick cottages under clay tiles and slate, through post-war houses with concrete tiles, to recent developments with modern interlocking tiles and dry-fix ridges and verges.
That mix matters. A 19th-century cottage with plain clay tiles and lead soakers needs very different repairs from a ten-year-old home with a dry verge system and we're comfortable with both.
What Stoke Mandeville roofs usually need
- Dry verge and ridge repairs on newer homes after high winds.
- Replacing tired felt flat roofs on garages and extensions with EPDM or GRP.
- Lead flashing repairs where extensions meet the original house.
- Chimney repointing and flaunching on older properties.
- Full reroofs on post-war houses where the original tiles and underlay have reached the end of their life.
Permissions and building regulations
Stoke Mandeville is covered by Buckinghamshire Council. Most roof repairs need no permission at all. If you're replacing most of your roof, building regulations usually apply because the roof counts as a thermal element and the insulation may need upgrading. We'll confirm what applies to your house when we quote.
Leadwork in Stoke Mandeville
Where the extension meets the house
On a home that has been extended, the weak point is usually the junction where the newer roof meets the older wall. On a pitched extension that junction needs lead step flashings cut to follow the brick courses, with soakers beneath the tiles. On a flat roof it needs a properly formed upstand and a cover flashing tucked into a mortar joint above it.
When those details are rushed, water runs down the wall behind the flashing and appears as a damp patch on a ceiling inside, often some way from the real cause. We trace it back, take off what has failed and dress new lead to fit, so the repair lasts as long as the roof around it.
On the village's 19th-century cottages the lead is older and finer: soakers under plain clay tiles and slate, aprons at the foot of chimney stacks and small roofs over bays. We renew it to match the work that's there, using lime where it meets old brick.

Roofing in Stoke Mandeville: common questions
Anything else, call Damien on 07803 473995 or send us a photo on WhatsApp.
Do you do emergency roof repairs in Stoke Mandeville?
Yes. Call 07803 473995 for storm damage or an active leak. We'll make the roof safe as quickly as possible and follow up with a proper repair plan.
Can you replace my garage flat roof in Stoke Mandeville?
Yes. We replace garage, porch and extension flat roofs in EPDM rubber, GRP fibreglass or torch-on felt and recommend the right one once we've seen the roof.
Is my roof worth repairing or does it need replacing?
Most roofs can be repaired. If tiles are failing across the slopes or the underlay has perished, replacement is often better value. We'll show you photographs of what we find so you can decide.
Why is there damp where my extension joins the house?
Usually because the flashing at the junction has failed or was never properly detailed, so water gets behind it and runs down the inside of the wall. We find the cause, remove what has failed and fit new lead step flashings and soakers.
